Know your wiring is safe — and be able to prove it.
Electrical Installation Condition Reports for homeowners, landlords and buyers across Edinburgh, West Lothian, Glasgow and Central Scotland. A clear report in plain English, not a scare story.
Three good reasons to book an EICR.
Landlords
Rented properties must have a satisfactory electrical inspection at least every five years. We inspect, report, and handle any remedials — one electrician, start to finish.
Buyers & sellers
Buying a home with old wiring? An EICR before you commit can save you thousands. Selling? A satisfactory report removes a buyer's biggest unknown.
Peace of mind
If your home hasn't been inspected in a decade — or ever — an EICR tells you exactly where you stand. Most homes pass with minor notes.
A proper look at everything that matters.
- Fuse board & protective devices — condition, RCD operation, correct ratings.
- Every circuit tested — continuity, insulation resistance, earth fault loop impedance.
- Sockets, switches & fittings — damage, wear, DIY bodges and overheating signs.
- Earthing & bonding — the safety backbone most homeowners never see.
- Clear coded report — every observation graded by severity and explained in plain English.
EICR testing, answered.
What is an EICR?
An Electrical Installation Condition Report is a thorough inspection of a property's fixed wiring — the fuse board, circuits, sockets and earthing — with each observation coded by severity, so you know exactly what's safe and what needs attention.
How often should I get one?
Guidance for owner-occupied homes is at least every 10 years, and at change of occupancy. Rented properties need inspection at least every 5 years. Sooner if you notice problems or the wiring is old.
How long does it take?
Typically 2–4 hours for an average home, depending on the number of circuits and access. You'll have the written report promptly afterwards.
What if it finds problems?
Each issue is coded by severity, explained in plain English, and quoted separately if it needs fixing. No scare tactics — just an honest picture and a clear price for putting anything right.
